Cath Lab Flooring in a Live Hospital: How Moisture Testing Prevented a $50K Problem

When St. Luke's Health decided to renovate their cardiac catheterization lab in Lufkin, the scope was straightforward: install specialized healthcare flooring, meet infection control standards, and get back to patient care on schedule.

Then the moisture readings came back at 95% relative humidity.

This is the story of why a pre-installation moisture test became the most important part of this project — and how it protected a $50,000+ flooring system before a single square foot was laid.

The Problem: Hidden Moisture in a Live Healthcare Facility

Cath labs are sterile, high-stakes environments. The flooring isn't just a surface — it's part of the infection control protocol. St. Luke's specified Gerflor Mipolam Biocontrol EL5, a premium antimicrobial rubber sheet flooring designed specifically for critical care rooms. The flash cove wall base system would provide seamless, sanitizable transitions. Shaw Contract LVT would go in adjacent support areas. Johnsonite 4" rubber base would tie it all together.

But flooring materials — especially heat-welded rubber sheet and LVT — require a stable, dry substrate. Elevated moisture doesn't just cause cosmetic issues like bubbling or delamination. It undermines adhesion, accelerates mold growth, and in a hospital setting, becomes a compliance and patient safety issue.

Our pre-install moisture testing revealed the subfloor was sitting at 95% RH. Not close. Not borderline. Dangerously high.

The original scope didn't include moisture mitigation. Most flooring contractors would have flagged it and handed the problem back to the GC. But in a live healthcare facility on a tight renovation schedule, that means delays, finger-pointing, and risk.

The Solution: ASTM-Compliant Moisture Mitigation

Working with Drewery Construction, our general contractor partner on the project, we recommended a full ASTM D3276 moisture mitigation protocol before any flooring installation:

  • Vapor barrier installation: Applied to the subfloor to stop moisture vapor transmission from below.
  • Self-leveling floor prep: Ensures a smooth, stable foundation and further seals the substrate.
  • Moisture re-testing: After mitigation work, we brought moisture levels down to acceptable ranges before proceeding.

This wasn't cheap, and it wasn't in the original budget. But it was non-negotiable. A failed flooring system in a cath lab doesn't just cost money — it creates downtime in a critical care environment, potential infection control issues, and liability.

The Installation: Precision in a Sterile Environment

With a dry, stable foundation in place, the flooring installation became a showcase of healthcare-specific craftsmanship:

  • Heat-welded seams on Gerflor Biocontrol EL5: In the procedure rooms, every seam was heat-welded to create a seamless, non-porous surface. No gaps. No entry points for bacteria or fluid infiltration.
  • Flash cove transitions: The wall-to-floor transition system eliminated the hard corner where dirt and contaminants hide. It's designed for infection control, and it looks clean.
  • Precision cutting and fitting: Equipment, doorways, and mechanical systems had to align perfectly with the flooring plan. This isn't installation — it's coordination.
  • Shaw Contract LVT in support areas: Terrace and Rethink products in adjacent spaces provided durability and design flexibility without sacrificing the infection control standard.

The entire project was completed while the facility remained operational. No patient care interrupted. No schedule delays.
